High Demand for UK Property

There is still strong demand from buyers who are reassessing their living conditions and the location where they live, taking advantage of flexible working and low mortgage interest rates to make their next move. First time buyers are benefiting from the government backed 95% mortgages, taking their first step on the property ladder.

With record high prices, some home movers who could not find a new property to buy sold and moved into rented accommodation as a temporary measure, or to experience living in a new area before committing to a purchase; therefore, there is also pent up demand.

Buy-To-Let Property with High Returns

The rental market is experiencing a shortage of supply, which appears to be getting worse. Available rental stock is 46% less compared to November 2020, indicating that further rental increases are likely as there is increased competition amongst renters. Kensington and Chelsea is making a good recovery from 2020’s rental price decreases, with 54% less rental properties available compared to last year, with rents increasing by up to 38%.

Prices are expected to continue rising into 2022 as the levels of demand remains high, the lack of supply remains limited and significant increases in interest rates looks unlikely due to the impact it may have on the economy.
